Overview

Layout and Design - A 4014 sq ft home with two living areas: a 3 bedroom, 2.5 bath home with Great Room and large Master Suite on the second floor, and a one-bedroom, one-bath guest suite on the first floor.  Main home provides single-story living on second floor for great views over the marsh and gentle breezes on the porches.  The open layout makes the living area seem much larger than 1621 sq ft, while at the same time providing convenience and ease of maintenance.  All of the major rooms have long-distance views.

First floor has a one-bedroom guest/in-law suite with a separate entrance.  It has a full bath and kitchen in 748 sq ft.

The main unit upstairs, and the first-floor guest suite are not connected with a staircase inside the house.  They are totally separate, creating privacy for guests or family member living downstairs.  For many, this is the ideal guest/family quarters.

Location and Lot - The house is located in a quiet and low traffic area of north Flagler Beach.  The 73' x 180' lot is larger than 90% of the lots on the island and backs up to the marsh off the Intracoastal Waterway, giving the feeling of a much larger space.  The back portion of the lot includes part of the marsh, an area that cannot be developed.  An unused road right-of-way on the north side of the lot provides a second driveway and additional privacy.  The effective usable width of the lot is over 100 feet.  The pubic walk-over to the beach is a few 100 feet away

Construction - This home is custom built with the best of materials and construction techniques.  The roof is aluminum, for long life and cooling insulation; the windows are impact rated; construction meets the latest building codes; exterior materials are stucco and Hardie-board for low maintenance; all external fasteners are stainless steel; interior surfaces are natural materials for warmth and character; and the house is well insulated for comfort and low electrical bills.
